What Does an Anguilla Villa Cost? How the Rates Actually Work
This is the hardest question to get a straight answer to, and the reason is not evasiveness. It is that an Anguilla villa rate is not one number. It moves by season, by dates, by how many bedrooms you actually open, and by how much of the staffing and provisioning you want included. Two parties in the same house in the same month can pay meaningfully different amounts.

What follows is how the pricing is built, so you can read any quote you receive and know whether it is reasonable.
Why so few villas publish a nightly rate
Look across Anguilla villa listings and most say some version of rates on request. That is not a sales tactic. Rates here are usually quoted per stay rather than published as a single figure, because the inputs change too much for one number to be honest.
A villa that reads $4,000 a night in a directory might be $2,600 in September and $9,000 over New Year. Publishing the low figure misleads people booking in February. Publishing the high figure loses everyone booking in June. Most owners resolve this by quoting the actual dates.
The five things that move the number
Season, by a wide margin. This is the single largest variable and it is not close. More on it below.
Bedrooms opened, not bedrooms built. Several Anguilla villas rent in reduced configurations. La Gran Maria is a six-bedroom house that can be taken as four bedrooms for up to eight guests at a lower rate. If your party is small, ask whether a partial configuration exists before assuming you have to pay for the whole house.
Beachfront versus sea view. Direct sand access carries a real premium in Anguilla. A sea view villa a few minutes from the beach can cost substantially less than an otherwise comparable house on the sand.
What the staff package includes. A villa with a house manager, butler, daily housekeeping and breakfast included is a different product from an unstaffed house, and the rate reflects it. Sheriva Infinity includes a house manager, butler, housekeeper, nightly security and daily breakfast; a chef is extra. Others include almost nothing. Compare like with like.
Length of stay. Most villas carry a minimum, and the per-night figure usually improves the longer you stay. Holiday periods often have longer minimums than the rest of the year.
The season question
Anguilla runs on a fairly standard Caribbean calendar, and the swing between the ends of it is large.
- Peak. Christmas, New Year and Easter. The highest rates of the year, the longest minimum stays, and the dates that book furthest ahead. If you need a specific large villa over New Year, a year of lead time is not excessive.
- High season. Roughly December through April. Dry, warm, the weather most people picture. Strong demand throughout.
- Shoulder. Late April into June, and November. Frequently the best value on the island. The weather is still good and the rates soften noticeably.
- Low season. Roughly June through November, overlapping the Atlantic hurricane season, which officially runs from 1 June to 30 November. The lowest rates of the year. Some properties and restaurants close for part of it.
If your dates are flexible, moving a trip from February to May is the single most effective thing you can do to the cost. Nothing else on this page comes close.
What is usually included, and what is not
Generally included: the house itself, linen and towels, housekeeping at some frequency, pool and garden maintenance, utilities, wifi. On staffed properties, add the staff package, and sometimes a daily breakfast.
Generally not included: groceries and provisioning, a private chef, a car, government tourism levy and any service charge, activities and excursions, babysitting, and airport or ferry transfers unless stated.
The two that surprise people most are the car and the chef. You will want a vehicle in Anguilla, and if there are twelve of you, cooking in an unfamiliar kitchen stops being a holiday around day three. Budget for both.
The maths that actually matters
A resort charges per room per night. A villa charges per property per night. That single difference is what decides which is cheaper, and it turns on group size rather than on luxury level.
- One or two people: a resort is usually cheaper, often substantially.
- Two couples, or a family needing two rooms: roughly where the two converge.
- Three or more rooms: the villa typically pulls ahead, and the gap widens with each additional room.

Where the range starts
Rather than publish a table that would be wrong for most dates, here are three real starting points from our own portfolio, all quoted as from rates:
- One bedroom. Petit Topaz at Shoal Bay West starts around $500 a night. A one-bedroom villa with its own courtyard and plunge pool, sharing the beach and tennis courts with the neighbouring villas.
- Four bedrooms, reduced configuration. La Gran Maria starts around $1,900 a night for its four-bedroom configuration, sleeping eight. The full six-bedroom house is quoted separately.
- Five bedrooms, beachfront, staffed. Blue Diamond starts around $3,450 a night. Thirteen thousand square feet, a heated 45 by 20 foot pool, tennis courts, butler service and daily breakfast.
These are floors, not averages. Peak dates sit well above them. They are useful mainly for calibrating whether Anguilla is in range at all before you spend time shortlisting.
Getting a number you can rely on
Give exact dates, the real headcount split into couples, children and singles, and whether you want a chef. Those three inputs are enough to quote accurately, and without them any figure is guesswork.
It is also worth asking two questions most people do not: whether a reduced-bedroom configuration exists, and whether shifting your dates by a week crosses a season boundary. Both can change the total more than switching villas would.
